Why heat pumps behave differently in the Principality
Monaco's building stock is unlike anywhere else on the coast. You have 1970s concrete towers in Fontvieille and Les Révoires with shared technical floors, ultra-dense residences in Monte-Carlo where every square metre of terrace is contested, and a handful of Belle Époque buildings on Le Rocher and Boulevard des Moulins with protected facades. Each of these dictates a different heat pump strategy: compact monobloc units tucked onto a service balcony, split systems routed through existing gaine techniques, or in some Mareterra and Fontvieille developments, connection to district-level seawater thermal loops similar to the thalassothermic systems already used at the Grimaldi Forum and several hotel complexes.
Salt-laden air off the Port Hercule and Larvotto beaches is the other constant challenge. We only specify marine-grade casings and treated coils, because a standard mainland unit left exposed to Monégasque sea spray can corrode within a couple of winters. Working within Monaco's condominium and permitting rules
Nearly every apartment building in Monaco is run by a syndic, and installing an exterior condenser — even a small one on a private terrace in Saint Roman or Moneghetti — usually requires prior approval at the assemblée générale or a formal dossier submitted to the syndic beforehand. Replacing old convectors and fuel systems in existing apartments

Switching to an air-to-water heat pump feeding either new radiators or retrofitted underfloor loops typically cuts heating costs noticeably, and it removes the need for fuel deliveries into buildings where storage and access are already tight.
Because many Monaco apartments have limited technical space, we favour compact hydraulic modules that fit inside an existing cupboard or laundry alcove, with the outdoor unit mounted on a bracket or acoustic base rather than a full plinth.
